Mass-Timber Apartments - Downtown Kelowna
Housing Okanagan is excited to be working with BC Builds and the City of Kelowna to bring 221 homes to downtown Kelowna. With a mix of apartments including studios, 1 bedroom 2 bedroom and 3 bedroom layouts, we will help to fill multiple gaps in Kelowna's housing needs. We are targeting a minimum of 30% of the homes to be at least 20% below the market rental rate, providing opportunities for individuals and households to find below-market, well located housing.
At 18 Stories, this project is anticipated to be one of the tallest Mass Timber projects in Canada, bringing livability, sustainability, and pathway to carbon neutral housing.
Seniors Oriented Apartments - District of Lake Country
Our second project is a seniors-oriented, purpose-built affordable rental housing project being delivered by Housing Okanagan in partnership with BC Builds and the District of Lake Country. The project will provide 70 long-term rental homes, including a mix of one, two, and three-bedroom units designed to support aging in place, accessibility, and community connection. At occupancy, we are targeting 30% of the homes to be at least 20% below market rents, helping address the growing need for affordable seniors housing in Lake Country.
Early-stage Project Development Funding (PDF) from BC Builds, along with ongoing support from the District of Lake Country, has enabled the project to advance efficiently through design and approvals.
The development leverages highly energy and construction efficient standardized building designs to accelerate the design, permitting, and construction phases, improving cost certainty and delivery timelines while maintaining quality and targeting high energy performance, including Step Code 4.

As we strive to have significant positive impact to the Okanagan Region's Housing needs, we are currently in the preliminary stages of project origination and acquisition for multiple locations, including Kelowna, Peachland, and Vernon.
We are open and interested to review all opportunities for partnership with Okanagan Municipalities, Non-Profits, Indigenous, and private developers to deliver this much needed housing to our communities.
